Data Centres

Australia is now the world's second-largest destination for data centre investment. Developers and operators are under growing pressure to move faster, prove approvals readiness, secure grid connection and demonstrate sustainable design, all before a single footing is poured. The projects that succeed are the ones that understand their sites first.

At Veris, we support your data centre delivery from site selection through to Ready for Service and beyond. Our integrated approach brings survey, underground investigation, environmental assessment, planning and digital delivery together under one team, working from one dataset, so unknowns become decisions you can plan around, not surprises you pay for later.

Faster, lower-risk approvals
Lodging the evidence required by authorities, so there are no surprises later.

Our Services

Coordinated site investigation and digital delivery, giving data centre projects a trusted, decision-ready understanding of the site at every stage.

Environmental & Ground Investigations
Contamination, heritage and vapour risk assessment scoped to the areas that actually matter, not the whole site.

Planning & Approvals
Site assessment, constraint mapping and planning advice that gets submissions lodged complete the first time, avoiding costly resubmissions.

Consulting & Advisory
Land use planning, strategic infrastructure advice and digital advisory to support decisions from feasibility onward.

Site & sub-surface intelligence
Feature and level survey, AS 5488 underground utility locating and 3D ground penetrating radar, so designs are based on what's really there, not assumptions.

Spatial construction support
Set-out and control that ensures critical cables, structures and equipment land exactly as designed in the real world.

Digital delivery & handover
GIS, 3D modelling, digital twins and reality capture that keep the data working through operations, maintenance and future expansion.

Eight site factors, assessed once and carried through every phase

Data Centres 8 Factors

The state of knowledge approach

Data centre delivery has become increasingly collaborative. Planning consultants, engineers, environmental specialists, surveyors and construction teams each contribute valuable information, but when every discipline works from a different dataset, coordination becomes the risk.

Veris assesses eight critical site factors once: access and zoning, flood and environmental overlays, land configuration, cultural heritage, water and cooling, HV capacity, fibre location, and demographics and carries that intelligence forward through every phase that follows. The result is a single, consistent state of knowledge that every advisor, designer and contractor works from, so decisions get faster and more certain the longer the project runs, not less.

Strong projects don’t eliminate risk; they identify it early enough to manage it. Their strongest foundations are built on information, not concrete.

Grid and approvals: the new critical path

Power and grid connection have become the hardest part of building a data centre in Australia. At the same time, sustainable water and energy use now sits at the centre of how projects are assessed for approval and cooling and siting decisions made at the planning stage can't be undone later. The rules are also moving: planning and policy settings for data centres are changing quickly across jurisdictions, and Victoria's new Sustainable Data Centre Action Plan, with its proposed residential buffers, zoning restrictions and expanded referral requirements, will directly shape where and how sites can be approved.

Accurate site intelligence sits underneath all of it. Feature and level surveys, cadastral and easement surveys along connection corridors, underground utility mapping and GIS-based constraint mapping give project teams the evidence to choose sites, route connections and move through approvals with fewer surprises.

On a battery energy storage system (BESS) project beside a terminal station and future data centre development, Veris delivered cadastral, feature and level surveys that enabled the facility to draw on stored energy rather than solely on the grid, reducing network demand and providing confidence to plan, position and connect critical infrastructure.

Frequently Asked Questions

It depends on site complexity and how much reliable data already exists. We start with a gap analysis of what's already known, then scope the minimum required or a more comprehensive investigation to your timeline. Investigations can run in parallel or be staged, so timing is built around your program.

The cost shows up later and larger. A redesign once the layout is fixed is paid for by every discipline at once, and a resubmission resets your approval clock. On one project, identifying underground services early avoided up to $1 million in cost and programme impact.

We can work alongside your existing teams. Alternatively, the benefit of using Veris internal consultants is that everyone works from one Veris-coordinated dataset instead of separate, disconnected reports with a single point of contact for site intelligence.

No, early is best but a baseline still adds value mid-project. We assess what's already known, identify the highest-risk gaps and target investigations at those areas rather than starting again from zero.

Yes. Veris has surveyors, planners and spatial teams across every state, so you get one team and one dataset wherever your sites are located with local knowledge in each market.

It doesn't stop working. GIS layers, 3D models and digital twins built during delivery continue to support operations, maintenance and future expansion, so your asset team isn't starting from paper records.

Every week between site selection and Ready for Service carries revenue, customer commitments and competitive position. Good projects don't eliminate risk. They understand it early enough to manage it.
