Alamora Community Masterplan
Creating a connected masterplanned community in one of Australia's fastest-growing growth corridors
Inception
Alamora is a major masterplanned community delivered for Villawood Properties across approximately 123.7 hectares in Melbourne's western growth corridor. Building on the success of the neighbouring Alamanda estate, the project sought to create a distinctive community character while providing enhanced open space, connectivity and lifestyle opportunities for future residents.
Our team worked closely with Villawood Properties to develop a masterplan that would establish a strong identity for the estate and support long-term community outcomes through thoughtful urban design and planning
The Challenge
Unlike many greenfield developments, the site had few defining natural features to inform the design response. Previously used for farming, the land offered limited physical cues from which to establish place character and identity
The challenge was to create a memorable and highly liveable community from a relatively blank canvas, while balancing planning, engineering and stakeholder requirements across a large-scale residential development
Our Approach
A detailed site analysis informed the masterplan, centred on connectivity, movement, and a series of distinctive neighbourhood precincts. Veris established a framework of character areas, each supported by themed public spaces and local parks that contribute to a unique sense of place throughout the community
A key design feature was the creation of a central pedestrian and cycling network linking all precincts and major open spaces. The boulevard spine was designed as a linear park, incorporating canopy tree planting, shared paths, and activity nodes that encourage walking, cycling, and community interaction.
The design also incorporated several non-standard road and open space configurations that required extensive consultation and collaboration with council and other stakeholders to demonstrate their benefits and secure approval.
Outcomes
The masterplan has successfully translated Villawood Properties' vision into a connected and distinctive residential community. Through a collaborative planning and approvals process, the team supported innovative urban design outcomes with council and incorporated them into the development approvals framework.
With multiple stages delivered and additional stages progressing, Alamora continues to evolve as a vibrant new community. Veris has remained involved beyond the masterplanning phase, supporting the ongoing delivery of landscape, public realm and place-making outcomes that help bring the original vision to life.
